CHICKASAW GARDENS HOMES FOR SALE & REAL ESTATE | MEMPHIS, TN
Searching for homes for sale in Chickasaw Gardens Memphis? This established Memphis neighborhood combines distinctive residential architecture, mature landscaping, tree-lined streets, a neighborhood lake and park-like common areas with a central location near many of the city's major destinations.
For buyers interested in established Memphis neighborhoods, architectural character and larger traditional homes, Chickasaw Gardens offers a real estate market with a history and identity all its own.
THE HISTORY OF CHICKASAW GARDENS
The story of Chickasaw Gardens is closely connected to Memphis entrepreneur Clarence Saunders, founder of Piggly Wiggly.
Saunders acquired a large property along Central Avenue in the early 1920s and began developing an elaborate estate centered around the mansion Memphians came to know as the Pink Palace.
Elements of the original estate included extensive gardens and water features. After Saunders lost his fortune, the property was sold and much of the surrounding land was developed into the residential community now known as Chickasaw Gardens.
Development of the subdivision began during the 1920s, creating a planned residential environment with curving streets, landscaped common areas and water features.
Today, the neighborhood lake, Cypress Creek and other landscaped spaces remain defining elements of Chickasaw Gardens.
CHICKASAW GARDENS ARCHITECTURE
One of the most interesting aspects of searching for Chickasaw Gardens real estate is the variety of residential architecture found throughout the neighborhood.
Rather than rows of identical houses, buyers can encounter substantial traditional residences and homes representing different architectural influences, periods and renovations.
Brick exteriors, prominent entrances, mature landscaping, established lots and classic architectural details contribute to the neighborhood's recognizable character.
Individual properties can vary considerably in age, size, renovation history, architectural details and condition.
That makes careful evaluation particularly important when buying an established home.
LOCATION IN MEMPHIS
Chickasaw Gardens is situated between Central Avenue and Poplar Avenue in a central section of Memphis.
Its location provides access to numerous educational, cultural, medical, employment, shopping and entertainment destinations throughout Memphis.
Nearby destinations include the Memphis Museum of Science & History at the historic Pink Palace Mansion, the University of Memphis, Christian Brothers University and other attractions throughout Midtown and East Memphis.
The neighborhood's location also provides connections toward Downtown Memphis, the Medical District and additional employment centers throughout the metropolitan area.
THE CHICKASAW GARDENS LAKE & COMMON AREAS
One feature that immediately distinguishes Chickasaw Gardens from many Memphis neighborhoods is its landscape.
The neighborhood includes a lake, Cypress Creek and additional landscaped common areas that originated with the former Clarence Saunders estate.
Mature trees and established landscaping contribute to the neighborhood's distinctive streetscape and reinforce the garden-community concept behind its original development.
BUYING A HOME IN CHICKASAW GARDENS
Buying an established or architecturally distinctive property can require a different approach than purchasing newer construction.
Buyers may want to evaluate roofing, foundations, electrical and plumbing systems, drainage, windows, previous additions, renovations, mechanical systems and other property-specific considerations.
Chickasaw Gardens also has an active homeowners association and architectural review requirements that buyers should understand before purchasing or planning exterior modifications.
I help buyers investigate the property, available documentation and transaction details while coordinating with inspectors, lenders and other professionals involved in the purchase.
SELLING A CHICKASAW GARDENS HOME
A distinctive home deserves more than a basic listing description.
When marketing a Chickasaw Gardens property, I look for the characteristics that differentiate that particular home — architecture, lot, renovations, landscaping, interior details, history and location.
Those details can become important components of photography, video, digital marketing and the overall positioning of the property within the Memphis real estate market.
