CENTRAL GARDENS - SHELBY COUNTY
CENTRAL GARDENS HOMES & REAL ESTATE | MEMPHIS, TENNESSEE
If you are searching for historic homes for sale in Memphis, Central Gardens deserves a closer look. Located in the heart of Midtown Memphis, Central Gardens is a nationally recognized historic district known for distinctive architecture, mature trees, established streetscapes and homes with generations of Memphis history behind them.
As a Tennessee REALTOR® specializing in historic homes, relocation, buyers and sellers, I help clients understand both the character of Central Gardens and the additional considerations that can come with buying or selling property in a historic district.
HISTORIC HOMES IN CENTRAL GARDENS
Central Gardens developed primarily during the early decades of the 20th century, and much of the neighborhood's present character was established between approximately 1900 and 1930.
Today, buyers can encounter an impressive variety of architectural styles throughout the neighborhood. Depending on the property, these may include American Foursquare, bungalow-influenced homes, Queen Anne, revival styles and other examples of early 20th-century residential architecture.
Details such as expansive front porches, original millwork, leaded glass, fireplaces, hardwood floors, distinctive windows, porte-cochères and established landscaping can make individual Central Gardens properties remarkably different from one another.
That individuality is part of what makes searching for a home here different from shopping in a newer subdivision.
CENTRAL GARDENS HISTORIC DISTRICT
Central Gardens was listed on the National Register of Historic Places in 1982. The historic district encompasses roughly 83 blocks and more than 500 acres, with approximately 1,500 structures documented within the district.
Historic designation is an important consideration for property owners. Exterior renovations, additions and other changes to certain properties may be subject to historic district guidelines and review.
For buyers considering an older or historic home, I recommend looking beyond finishes and square footage. Roofs, foundations, electrical systems, plumbing, windows, previous renovations, additions and preservation requirements can all become important parts of evaluating a property.
For sellers, the history and architectural details of a Central Gardens home can also become an important part of how that property is positioned and marketed.
LIVING IN MIDTOWN MEMPHIS
Central Gardens occupies a central Midtown Memphis location with access to many of the destinations that make this part of the city distinctive.
Nearby areas and attractions include Overton Square, Cooper-Young, Overton Park, the Memphis Zoo, Memphis Brooks Museum of Art, Rhodes College, Christian Brothers University, the University of Tennessee Health Science Center and the Memphis Medical District.
Downtown Memphis and additional Midtown dining, entertainment, cultural and employment destinations are also accessible from the neighborhood.
Central Gardens itself is characterized by established residential streets, sidewalks, mature tree canopy and historic architecture. The Central Gardens Association also maintains a neighborhood arboretum program and hosts community traditions including its long-running Home & Garden Tour.
BUYING A HOME IN CENTRAL GARDENS
Searching for Central Gardens homes for sale can be different from searching for newer Memphis real estate.
Two houses with similar square footage may differ substantially in architectural significance, renovations, lot characteristics, mechanical systems, historic details and condition.
When working with buyers interested in Central Gardens, I can help you evaluate available properties while coordinating the professionals needed for inspections, financing and other parts of the transaction.
Whether you are relocating to Memphis, moving from another part of the city, searching specifically for a historic property or simply interested in the character of Midtown Memphis, we can build your home search around the features that matter most to you.
SELLING A CENTRAL GARDENS HOME
Historic homes deserve thoughtful marketing.
Selling a Central Gardens property is not simply about listing the number of bedrooms, bathrooms and square feet. Buyers may also be interested in the home's architecture, craftsmanship, renovations, history, lot, location and relationship to the surrounding neighborhood.
My goal is to identify the characteristics that distinguish your property and build a marketing strategy around them while positioning the home appropriately within the current Memphis real estate market.
RELOCATING TO CENTRAL GARDENS OR MEMPHIS?
If you are moving to Memphis from another city or state, I can help you compare Central Gardens with other Memphis-area communities based on the objective factors that matter to your household.
That may include housing style, available inventory, commute considerations, proximity to specific destinations, property characteristics, renovation requirements and budget.
I also work with military families, veterans, relocating professionals, first-time buyers, longtime homeowners and clients moving between Tennessee and North Mississippi.
